Georgetown: MOB Being Proposed by Austin Developer

Georgetown (Williamson County) – An Austin developer must resubmit a site development plan for a medical office building, after the Planning and Zoning Commission found it not in compliance with the city’s unified development code.
The 1.93-acre property has already been cleared and is ready for construction, according to Google’s street view.
The site is located at 1340 West University Avenue in the western portion of the city.
The working title of the project is Georgetown Medical Professional, however, artist renderings of the building and building elevation drawings refer to it as River Chase Medical Office Building and Leeman Plastic Surgery.
Practice Real Estate Group owns the property and has brought Round Rock-based architects Moman Design on board the project team.
The Austin office of Pope-Dawson Engineers, who also served as the surveyors, released the following specs:
- 54.27% (45,843 SF) impervious cover
- 17,000 SF building, with an average building height of 31-feet
- Proposed 3,474 SF lays
- 25-feet building setback and gateway buffer yard
- 15-foot side building and parking setback, and buffer yard
- 10-foot landscape buffer
The building elements will be made of natural stone, stucco, glazing, along with a flat roof with full parapet wall.
This is the fifth consideration of this request. The item was considered by the commission at their Oct. 21, 2020, Dec. 15, 2020, Jan. 19 and April 6 meetings.
